What “no monthly payment” actually means

Home equity investments advertise no monthly payment. That is true. The cost shows up later, as a share of your home's future value.


No monthly payment means the investor does not send you a bill. It does not mean the money is free.

You are selling a slice of future appreciation (and sometimes a slice of current value) in exchange for cash today. When you sell the house, or when the contract term ends and you buy the investor out, you write a larger check than you received.

That can be the right trade if cash flow is tight, income is irregular, or a lender will not approve a HELOC. It is the wrong trade if you can qualify for a cheaper loan and you plan to stay a long time in a rising market.

Read the contract for the share percentage, the term, the buyout formula, and what happens if the home loses value. Those four lines tell you what "no monthly payment" costs.
