Why your equity is a range and not a number

Equity is a modeled value minus a modeled lien. Both sides have error, so an honest number is a range, not a single dollar figure.


Lenders start with an automated valuation (an AVM) or an appraisal, then subtract what they believe is still owed on the mortgage. The difference is equity. Most products also leave a cushion, often around 20% of value, untouched.

The AVM is a model. Median error of several percent is normal. The lien figure is usually amortized public record. It is blind to extra principal, HELOC draws, recasts, and loans that were paid off but not released.

Stack those two errors and a precise "you have $181,000 of equity" is more confidence than the data supports. A range is the honest output, and it is what we show.

Your lender will confirm the exact figure with their own valuation and a title search. Treat anything you see here as a starting map, not an underwriting decision.
